Pre-Qualify

Pre-qualifying is finding out how much you can afford to pay for a home.

Meeting with a mortgage broker would be the first step.

If you are unsure about the process, you can send us a message to mediate during your meeting.

Pre-Approval

Next, you will want to get pre-approved for a loan. Sellers will take you more seriously and it makes your offer more competitive. That could be the deciding factor between you winning or losing a deal.

Your loan amount will also give you a direction on the price range that you can afford.

List of Needs and Wants

Review the list of needs and wants to help you visualize what is most important to your in a home. By narrowing down your list, you open up more opportunities to find the right home.

Search For Potential Properties

As you find properties that meet your needs, as well as price range, you will want to visualize how you would set the furniture, pictures, lighting, office space, and decorative pieces.

Think about the layout and landscaping outside the home.

Is there enough space to fit all vehicles and tools? Do you expect to hire a landscaper or is it enough for you to maintain?

Would you want to change or add something such as the fence, a deck, patio, or fireplace?

Once you feel confident about the property, you may want to check out information about the neighborhood. Here are two resources to help you get a sense of the area.

Tour Homes

Whether you are at an open house, on your own, or with a real estate agent, we recommend taking a notepad and a pen/pencil.

You may uncover new information (good or bad) about the home that you are interested in to help with your decision making.

Make an Offer

Real estate agents (Black Bull Realtor) will help structure your offer to the seller. The agent’s guidance will support your interest in your home with the most viable financing option for you.

Thorough Inspection

An inspector will go to the home and deliver an inspection report of items up to code and areas of concern during the due-diligence phase.

During this time, you and your realtor will review your offer to see if the offer should be renegotiated.

Finalizing Your Mortgage

Finalizing your mortgage will consist of the appraisal going through. An appraiser will be requested by the bank or lender.

Upon that appraisal meeting the estimated sales price, the bank will fund its portion of the financing agreement.

Moving In

Congratulations! You now must do a final walk-through before closing to make sure that the contract terms are met and the home looks fine.

  • Relaxed rules on using your home to operate as a business as long it meets the city/township regulations
  • You likely will not meet the homeowners, but there is a good chance that neighbors will be around when you tour the home. Here are a few questions that you may want to ask the neighbors:
    • How is the traffic getting in and out of the neighborhood?
    • If it is an HOA, what do you think of the HOA in the neighborhood?
    • Is the neighborhood well lit during the night?
    • What’s the noise volume like in the neighborhood during normal times and if there are any sporting events nearby
    • How is the cleanliness of the neighborhood? Do people drop trash because they dont want to hold onto it? Cigarettes and masks lying in the street, sidewalk, and vegetation?

It mentally prepares you for how your daily travel would be. Does it exceed the time and distance that you would ideally need or prefer? Is it just the right amount of time and distance?

What you see during the day may not be the same as what you see or hear at night so it is recommended to view the neighborhood during different times of the day.
