It would be ideal to schedule your contract to buy a home around the same time that you sign the contract to sell your home. A suggestion would be to rent a storage unit to move some of your belongings before you completely move out.

Reason: Certain colors detract buyers because it makes it difficult for buyers to visualize living in the home, and it ends up creating a distraction. Typical colors to avoid extreme brights and extreme darks. Darker colors can make the rooms look smaller than they actually are.

Reason: If the plates are off, crooked, or cracked, inspectors may mark it as a safety issue, which could lead to the buyer requesting the electric be replaced or negotiate a lower price.

Reason: Cooking, animals, perfumes, body odor, and smoking are all possible sources of a bad smell. Bad smells are less appealing to buyers. Best technique to start with is to open your windows and let your house air out. You could also try out non chemical products, such as lavender oil and citrus oil.

Reason: The buyers may end up replacing it on their own, so you do not want to waste your time and money to replace it yourself.
